Park Mall is conveniently located on Route 38 within 3 miles of 80% of
the Islands population and cruise ship dock area. Specifically, it is at
the
crossroads
of the islands major road junctions. Its central location on the

Park Mall first opened its doors to a welcoming public on June 3, 1993.
It was the first fully enclosed air-conditioned shopping mall in the U.S.
Virgin Islands and remains the only one of its kind on St.Thomas. |

encompasses approximately 450,000 sq.ft. with a proposed Phase II expansion

anchors the Mall on the east entrance, which encompasses 106,000 sq.ft..
It has been consistently ranked in the top three out of 30 regional stores. |

the west entrance Plaza Extra Foods, the largest grocery store in St.Thomas
at 60,000 sq.ft., anchors the Mall. After tailoring its inventory
to fit St.Thomians food profiles, Plaza Extra has been exceeding its projections
year after year. |

In
addition to its anchor tenants and its central location, Tutu Park Mall
features 1,600 parking spaces, which are configured to stateside standards.
This is the largest parking area for shopping on the island.
The
appearance of the Mall is of modern enclosed mall standards. Designed after
one of the most popular malls in South Florida, Sawgrass Mills. In
addition to being modern, the style of the Mall has accurate representations
of its Caribbean roots. Palm trees and West Indian murals decorate
and help create the lively shopping atmosphere at Tutu Park Mall. |

Mall business hours were designed to accommodate local shopping trends.
They are Monday through Thursday 10am to 7pm, Friday and Saturday 10am
to 9pm, and Sunday Noon to 5pm. Even though Mall hours differ slightly
from malls in the states, it translates to lower overhead costs and higher
profit figures for our tenants. |
Who
are some of the tenants that are profiting from being a part of Tutu Park
Mall?
| Tutu
Park Mall has quite a diverse mix of tenants, a goal management has worked
hard on maintaining. The mix consists of nationally and locally owned
stores. This formula is an important factor in making the Mall appealing
to both locals and tourist. Locals are enticed by the products national
stores bring from the mainland and tourist enjoy the Caribbean flavor local
storeowners add to the shopping experience. Some of the national
tenants include Foot Locker, Record Town, Marianne, Claire’s, Pearle Vision,
Rave and Kentucky Fried Chicken. Local tenants include MIC Bookstore,
VI Bridal & Tuxedo Center, World of Style, The Rack and Caribbean Continental. |

The sales
per sq. ft. of our national tenants are up to par or exceeding national
sales figures. Leading Mall sales are Champs, ranked second out of
15 regional stores, One Price Clothing, ranked third out of 636 national
stores, Footlocker, ranked second out of 48 regional stores, Record Town,
ranked seventh out of 86 regional stores and Lady’s Footlocker, ranked
fifth out of 15 regional stores. |

out parcel tenants also play an important part in insuring the success
of Tutu Park Mall. Essentially, what has been created in the Tutu
area is a convenient and accessible one-stop shopping district. The
out parcel tenants include Western Auto @ 22,000 sq. ft., Chase Bank @
12,000 sq. ft., Office Max @ 23,000 sq. ft., McDonalds @ 5000 sq. ft.. |

are some of Tutu Park Mall’s patrons? |
| “Locals”,
in this case individuals that have resided in St.Thomas or St.John at least
six months, are the largest clientele Tutu Park Mall caters to. All
necessities, whether it be personal or for business purposes, are found
here. Clothes, shoes, accessories, home furnishings, banks, restaurants,
groceries and business supplies can be all acquired at Tutu Park Mall. |
| Our
clientele goes on to include cruise ship and hotel tourists. Tourists
frequent Tutu Park Mall to shop for those necessities from “home” they
are in need of and to purchase the infamous Virgin Islands duty free liquor.
They are also given the opportunity to buy authentic Caribbean souvenirs. |
| In
addition to catering to locals and tourists, the Mall has sustained great
customer relations with British Virgin Island neighbors. Residents from
Tortola, Jost Van Dyke, and Virgin Gorda take a ferry over to the east
end of St.Thomas and then a five-minute car ride to Tutu Park Mall.
To many of them, the Mall remains a novelty and so they spend the day shopping
for products they could not otherwise find on their island. |

Mall acts as a wholesale distribution center to shoppers buying quantity
for shipment down Islands where there are no similar shopping facilities.
These islands include Anguilla, St.Kitts, Nevis, St.Lucia, Antigua and
St.Marten. |

Tutu
Park Mall takes pride in being known as a community oriented Mall.
The Mall’s center court has hosted art displays, concerts, agricultural
exhibits, dance recitals, health expos, and children’s film festivals.
The space is donated to non-profit groups who request it. In addition
to bringing unification to the community, special events entice individuals
to visit and shop with Mall tenants. |
